Bufferyard requirements shall be determined by subtracting the land use intensity
factor of the less intense use from that of the more intense use. The various land
uses and corresponding intensity factors are shown in the following table. Once the
applicable bufferyard calculations have been completed, the resulting number indicates
the appropriate bufferyard design type, as shown by the table in section 71-184. Bufferyard requirements shall prevail even if the setback requirements for a building
and/or structure are less than the requirements of the zoning district.
